Project Brief:

To extend a Victorian house at ground floor level to the side and rear and to form a split level, low maintenance garden. The ground floor layout at Galveston Road was typical of most unconverted Victorian terraced houses; poorly laid out and badly connected. The plan was to connect up the ground floor, extend into the unused side return and maximise the use of the garden. Head height was also important and with the property sitting on a hill the floor level to the kitchen and garden had to be excavated by 500mm. In an attempt to maximise the space, the clients wanted to split the extension so there was a seating area for dining and also an area to watch television from a comfortable sofa. To achieve this, wall space was at a premium so trench heating was fitted and bench seats were formed to contain radiators and serve as seats to the kitchen table. Finishing touches included: Aluminium clad sliding doors, a beautiful Lucy Alexander kitchen and engineered wooden flooring. We are delighted with the end result and our clients tell us they are thrilled!
